Bonifacio Global City (BGC) has grown from a former military base into the country's most modern central business district — a grid of wide sidewalks, open parks, and Grade-A office towers that now hosts most multinational headquarters in the Philippines. Choosing the Right Neighborhood Within BGC

BGC is not one market — it is several. Serendra and the area around Bonifacio High Street offer a low-density, garden-style residential feel that families and senior expatriates prefer. One Serendra in particular remains one of the few developments with significant green space per resident.

The northern blocks near Uptown Mall skew younger and more nightlife-oriented, while the Forbes Town side borders Forbes Park and offers quick access to Makati. Investors chasing rental yield often target efficient one-bedroom units near the office core; end-users tend to prioritize the quieter southern blocks.

Pre-selling projects from established developers can offer meaningful capital appreciation, but always evaluate the developer's track record for turnover quality and delays before committing.

The Buying Process, Step by Step

A typical secondary-market purchase runs: offer and acceptance, earnest money, due diligence on the title (Condominium Certificate of Title), Deed of Absolute Sale, payment of taxes — Capital Gains Tax and Documentary Stamp Tax — securing the eCAR from the BIR, and finally transfer of title at the Registry of Deeds. Done properly, this takes two to four months.

Title verification matters even for condominiums: check for liens, annotations, and unpaid association dues before releasing payment.
